Property Maintenance & Repairs:
At Sam Folds Inc. Property Management, we believe that it is a conflict of interest for us to profit from the misfortunes of others. therefore, we do not assess a surcharge or make profit of any kind from maintenance & repairs performed for our property owners.
However, rental homes must be properly maintained in order to preserve the value of the property and maintain a positive relationship with tenants. Florida has also laws that require landlords to comply with certain basic maintenance and repair items.
Expect that:
 Providing there are enough funds in owner's account, we will not proceed with any repair or maintenance items in excess of $150 without your prior approval ( excludes repairs deemed as emergency to be in compliance with laws or involve health or safety issues.
 When vacant, your property will be optimized through proper maintenance and repairs necessary. In the event repairs are needed due to negligence of former tenant, we will first use their security deposit to pay for such repairs to put your property back to its pre-rented condition.
 Repairs necessary to satisfy rental applicants will be done (up to $150). In addition, to avoid the possibility of major liability and lawsuits, we change locks between each tenancy.
 We will institute minor repairs (up to $150), when deemed necessary, for the preservation of your property and/or the continuation of tenancy, usually occurring at the renewal of their lease.
 If you provide us with third party service contracts or maintenance warranties, we shall contact said providers for covered repairs, otherwise, we will assume that none exist.
 We will use only repairmen, vendors and tradesmen that are properly licensed and insured to handle the type of work to be performed on your property.
 You will be provided with copies of original invoices for all repair and maintenance work performed on your property
 Our property manager is on call to handle late night calls from our tenants. many times, problems are resolved over the phone, thereby avoiding what could have become an additional maintenance expense.
